Please note that only homes under warranty and having emergency issues will be the responsibility of DiVosta Homes. In general terms, there is a 2 year warranty on HVAC from date of closing, 2 years on electrical and mechanical issues and 5 year warranty on water leaks. Check the warranty book to verify coverage.
Please also note that any service that is not considered an emergency is subject to billing if that service is performed after hours. Emergency service is available after our normal operating hours of 8am until 4pm Monday through Friday. However, emergency service is only used in the event of a serious problem affecting the habitability of your home. For all non-emergency issues or any questions regarding DiVosta’s after hours emergency procedure please contact your DiVosta Customer Relations Manager the following business day.
Homeowner Emergency Action Plans
Emergency issues include the following:
No Electricity in the Entire Home
Step 1: Check your main breakers (for a power outage, call Florida Light and Power at 1-800-262-1322.
Step 2: If your home is covered by the two year warranty, call Premier Electric at 239-498-4080; otherwise call an electrician of your choice.
Main Water Line Leak / Flood (excluding those caused by homeowner)
Step 1: Shut off main water to home or turn off water in affected areas; soak up water and dry items.
Please note that one toilet being inoperable is not considered an emergency.
Step 2: If your home is covered by the two year warranty, call Cape Coral Plumbing at 239-693-4714; otherwise call a plumber of your choice.
Keys Do Not Work (within 3 days of closing)
Step 1: Attempt to access home using garage door opener.
HVAC System (Home is not producing any air conditioning or heat)
Step 1: Check thermostat (and humidistat if installed).
Step 2: If your home is covered by the two year warranty, call Conditioned Air at 239-643-2445. (Service is normally completed within 24 hours). Otherwise call an HVAC contractor of your choice.
Sewer Back-Up (excluding those caused by homeowner)
Step 1: Shut off main water to home or turn off water in affected areas; soak up water and dry any wet items.
Step 2: If your home is covered by the two year warranty, call Cape Coral Plumbing at 239-693-4714; otherwise call a plumber of your choice

Homeowner Non-Emergency Action Plans
If one of the following events occur, these are not considered an emergency. Please complete step 1 (and step 2 if provided) and contact Customer Relations on the next business day.
One Toilet Backing Up
Step 1: Turn off water to the defective toliet.
Garage Door Opener Not Working
Step 1: Manually release garage door and open or close by hand.
Electrical Outlet Not Working
Step 1: Check GFCI outlets throughout home (GFCI outlets are located in bathrooms, garage and kitchen).
Step 2. Check circuit breaker panel.
Window Leaks
Step 1: Move any items that may be affected by the leak, and attempt to cover the area.
Interior Water Leak
Step 1: Shut off any water valves in affected area and dry off any excess water.
Roof Leaking
Step 1: Locate leak and move all items away from affected area.
Step 2. Place a bucket under leak if possible.
Please note that roof leaks cannot be repaired while roof is wet, or while it is raining.
