Here are some the guidelines and rules established by the the Board of Directors of the VeronaWalk Homeowners Association in order to maintain the best possible environment for everyone.  Please familiarize yourself with the rules.  We appreciate your cooperation in making VeronaWalk the most outstanding community in all of Southwest Florida.

 

Neighborhood Rules

  • The owners and lessees of each lot shall abide by each and every term and provision of the Declaration of Covenants and restrictions and by each and every term and provision of the Articles of Incorporation and the Bylaws of the Association.
  • No bicycles, tricycles, scooters, baby carriages or other similar vehicles or toys shall be allowed to remain in the Common Areas.  The walkways, bridges, sidewalks and streets shall not be obstructed.
  • Any damage to the Common Areas, property or equipment of the Association caused by any owner, family member, guest, invitee or lessee shall be repaired or replaced at the expense of such owner.
  • The owners, their families, guests, invitees and lessees shall obey all posted parking and traffic regulations installed for the safety and welfare of all residents.
  • No owner shall permit any assembling or disassembling of motor vehicles except within his garage.  Each lot owner shall be required to to clean his driveway of any oil or other fluid discharged by his motor vehicles.
  • No transmitting or receiving aerial or antenna shall be attached to or hung from ant part of a lot or the Common Areas.
  • No clothesline or other similar device shall be allowed on any portion of the Common Areas.
  • All garbage and refuse from the lots shall be deposited with care in each owner's private refuse containers which shall be stored so as they are not visible from the roads, walkways or from adjoining units.  No garbage or refuse shall in any Common Area for any reason except on the correct days of the week slated for pickup and removal.  No littering be permitted on Association property.
  • No garage doors shall be permitted to remain open except for temporary purposes.
  • Any complaints regarding the management of the Association property or regarding the actions of other owners, their families, guests, invitees or lessees shall be made in writing using the appropriate form and presented to the Association office.  All such forms must be signed by the complaining property owner.

Parking Rules (Summary)

No motorcycle, ATV, truck, trailer, boat, van greater that 17 feet in length, camper, motor home, bus, commercial vehicle of any type (i.e., any vehicle which has any exterior lettering or logo, or has tools or equipment), non-passenger van or similar vehicle shall be parked on any part of the Properties, any driveway, or designated parking space within the Properties except within a garage with the garage door closed.  Vehicles over eighty (80"0 inches in height, or those vans or trucks which do not have windows completely circling the vehicle's exterior (similar to a station wagon) and have permanently installed seating for four or more passengers shall be considered to be a prohibited vehicle, van or truck.  The Association shall have the right to authorize the towing away of any vehicles in violation of this rule with the costs and fees, including attorney’s fees, if any, to be borne by the vehicle owner or violator.

  • No vehicle is to be parked on the common area streets, parking cutouts or other community parking spaces between the hours of 11:00 PM and 7:00 AM.
  • No vehicle is to be parked in a driveway in such a manner that the vehicle would obstruct the sidewalk or access to another property.  Vehicles parked in a driveway are to be parked in the paved driveway space between the closed garage door and the edge of the sidewalk.
  • Vehicles are not to be parked on any grassy areas.  Damage to the landscaping and the sprinkler systems may result from parking or driving on the grass.

 

Parking Violations & Vehicle Towing

Although we have made significant progress, parking violations remain a big problem within our community.  Recently we have taken steps to be in full compliance with the State of Florida Statutes permitting towing of vehicles that are in violation.  In the future, vehicles parked in violation of the governing documents will be towed off the property at the owner’s expense.

Obviously, the Board does not want to have any vehicle towed, but we must enforce the Governing Documents and work proactively to resolve violations as quickly as possible to protect the safety and property values of all owners.  Please take the time to review the following parking Rules and Regulations.  If you have any questions concerning these rules, please call the town center Manager’s office at 239-774-0026.

Gated Community Entry

  • The gate officer is on site to provide access control, to observe and to report.  The officer is instructed not to leave his post at the Guardhouse at any time during his watch.  The guards are also instructed not to receive or accepted any packages for delivery or pick-up.  In an emergency residents should NOT call the guardhouse for assistance.  Owners should call 911 and report the nature of the emergency.  The guards are trained to admit all emergency vehicles immediately when they arrive at the gate and provide directions as may be required.
  • Entry barcodes may be purchased at our Town Center office   Residents must either come to the office to get an information form or go to the forms page and download the form then present the completed form at the Town Center reception window.
  • There is a $5.00 fee charged for each barcode to offset the cost of the decal and residents may have a maximum of four active barcodes at any time.

Open House Rules & Regulations

  • No signage is allowed anywhere on the property.  This includes "Open House", "Home for Sale" and "Sale by Owner" type signs.
  • The owner may designate their Realtor or realty company to be listed on the resident's Permanent Guest List by contacting the Town Manager's office at (239) 774-0026.
  • Once the designated Realtor or realty company is listed on the Permanent Guest List, they may authorize the entry of other agents by contacting the guardhouse at
    (239) 417-1084.  All agents must accompany their clients into the community and show identification.  Agents must announce that they are going to a specific address for a specific owner.
  • The owner or designated realty person may schedule an Open House or showing appointment and must contact the guardhouse on the day of showing only to authorize entry.  The guardhouse must be provided with the location address, time of Open House or showing and the guests name when applicable.
  • When there are multiple Open Houses or several visitors are expected by appointment, a list must be provided to the guardhouse.
  • No flyers or handouts will be accepted by the guardhouse.
  • Entry requests for unauthorized Open Houses will denied entry.
